By Gerry Patton, Chief Construction & Real Estate Officer, Habitat for Humanity Greater Boston
In a city like Boston, where “cranes in the sky” often signals luxury developments and market-rate towers, it is easy to lose sight of those people who are only able to look up at these towers. As the Chief Construction and Real Estate Officer for Habitat for Humanity Greater Boston, I view our skyline through a different lens. For us, a successful build isn’t measured by profit margins but by the stability and dignity, and access to home ownership it provides to local families.
The affordable housing crisis in our region is a failure on multiple fronts and is a construction challenge that requires a fundamental shift in how we build. To solve it, we must move beyond a project-to-project mindset and embrace a comprehensive regional movement that treats every home as an investment in human potential and creates stronger more resilient neighborhoods.
Beyond the Conventional Developer
Conventional developers are often bound by the constraints of the open market, where rising land, labor and material prices dictate the final price tag, often pushing homeownership out of reach for the average family. Habitat for Humanity Greater Boston operates on a different frequency.
Our mission-driven approach of volunteer participation allows us to mitigate these soaring costs through a unique and collaborative construction model. We are also moving toward a future where our sites serve as proving grounds for climate resilience and sustainable design, in an affordable home ownership methodology, proving that “affordable” does not have to mean “lesser”. We build high quality, energy-efficient, and durable homes, ensuring our families cannot only buy purchase their homes but also afford to keep them for generations.
The Power of the “Hand Up”
A Habitat site is a place of shared labor and mutual respect, our workforce is a diverse and vibrant mix of professional oversight, community volunteers, and our partner families.
- The Impact of Volunteers: Our volunteers provide the essential labor that keeps construction costs manageable, turning community spirit into bricks and mortar.
- Sweat Equity: Our partner families invest hundreds of “sweat equity” hours, working alongside us to frame walls and lay flooring in their future homes. This is a profound personal investment in their own futures.
- In-Kind Donations: We are further empowered by corporate partners and vendors who provide critical labor and materials—windows, doors, and roofing—through in-kind donations. These contributions are not just line items; they are the high-quality components that make a house a safe, lasting home.
A Call to Build Together
As we launch our $40,000,000 Building a GREATER Boston campaign, our goal is to triple our production over the next five years. This capital will enable us to move with the speed needed to secure land in high-opportunity areas and expand our reach across the region.
We aren’t just building houses; we are building a more equitable Boston. But we cannot do it without you. Whether you are an industry professional donating labor and materials, a volunteer ready to pick up a hammer, or a donor ready to fuel our fundraising efforts, your support is the foundation of our success.
Join us. Help us build a city where everyone has the opportunity to live in an affordable home.
