By James Kostaras, President and CEO, Habitat for Humanity Greater Boston
As I look across our city’s skyline, I see Boston at a crossroads. We are a hub of innovation, education, and history, yet we face a housing crisis that threatens the very fabric of our communities. For too many of our neighbors — the teachers, healthcare workers, and service members who keep this city running — the dream of a stable home is slipping out of reach.
At Habitat for Humanity Greater Boston, we believe housing is not just a commodity; it is a human right and the essential foundation for a life of dignity. Today, I am proud to announce our boldest response yet to this challenge: the $40,000,000 “Building A GREATER Boston” campaign.
The Reality of Our Region
The state of housing in Greater Boston has reached a breaking point. With median single-family home prices now surpassing $1,000,000* — a milestone crossed for the first time in our region’s history — the “affordability gap” has become a chasm. Families are forced to choose between paying rent and buying groceries, or, worse, being displaced from neighborhoods they have called home for generations.
Our internal data tells a sobering story: for every home we build, we receive over 300 inquiries. This 300:1 demand-to-supply ratio is a call to action. We can no longer move at a project-by-project pace. We must transition to a regional movement.
The $40 Million Vision: Scaling for Impact
The Building a GREATER Boston campaign is our blueprint for the next five years. This capital is not just a fundraising goal; it is a “Strike Fund” that enables us to:
- Triple our Production: We are accelerating our construction pipeline to deliver three times more homes annually in neighborhoods like Dorchester and Hyde Park.
- Secure High-Opportunity Land: This fund enables us to compete in the market to secure land in one of the most expensive and land-scarce regions in the country, ensuring affordable housing is available where the need is highest.
- Innovate in Construction: Every site will become a laboratory for climate resilience, demonstrating that affordable homes can be sustainable and energy-efficient.
- Expand our Retail Engine: We are amplifying our impact by opening a second ReStore in Watertown this summer, joining our flagship West Roxbury location to fund more builds and home preservations through sustainable retail operations.
Why Our Mission is Critical: Partnership, Not a Handout
There is a common misconception that Habitat “gives” houses away. This could not be further from the truth. Our mission is critical because it is rooted in partnership.
We believe that work fosters dignity. Our partner families invest hundreds of “sweat equity” hours alongside our volunteers. They complete rigorous financial education and maintenance training. When they receive their keys, they aren’t just moving into a house; they are purchasing a home with an affordable mortgage they have earned. This model creates generational wealth and community stakeholders invested in Boston’s future.
Our Call to Action
Watching the families at our recent Malden dedication receive their keys was a powerful reminder of what is possible when a community comes together.
I am calling on our corporate partners, our faith communities, and every citizen of Greater Boston to join this $40M movement. Whether you contribute to our efforts, volunteer on a build site, or donate to and shop at our ReStores, you are helping us build a city where many more families have the opportunity to affordably own their own home.
Let us build a GREATER Boston, together.
